What Type of Student Accommodation Is Available?

In Edinburgh's private rental market, most students live in one of two types of property:

  • HMO (House in Multiple Occupation): A shared house or flat let to three or more unrelated people. This is the most common student option. HMOs must be licensed by the City of Edinburgh Council — always check your landlord or letting agent has a valid licence.

When Should You Start Looking?

Edinburgh's rental market moves fast. Properties for the September academic year typically list from February onwards, and the best HMOs near campus are often taken by April or May. International students who wait until July or August frequently find limited options.

What Is a Guarantor and Do You Need One?

If you don't have a UK guarantor, you have options:

  • Advance rent payment: Many landlords will accept 3–6 months' rent in advance in lieu of a guarantor. This is common for international students and widely accepted in Edinburgh.
  • Guarantor services: Companies like Housing Hand or Rent Guarantor offer paid guarantor services — typically costing around 3.5–5% of annual rent.

Deposits: Your Rights in Scotland

Your deposit must be held in a government-approved tenancy deposit scheme within 30 working days of your tenancy starting. This protects your money and ensures it's returned fairly at the end of your tenancy.

Deposits in Scotland are capped at 2 months' rent. If a landlord or agent asks for more, something is wrong.

Always take photos and a video walkthrough of the property on the day you move in, noting any existing damage. This protects you when it comes to getting your deposit back.

How to View a Property Remotely
